Market Boom: Investor Activity Hits 8-Year High
Investors are flooding back into Australia's property market, driven by low interest rates and tight rental supply, sparking fierce competition and profits for sellers.
Investor activity has surged over the past 18 months, reaching its highest share of new lending since 2017, with about one in seven Australians owning a rental property.
According to REA Group's PropTrack Terri Scheer Investor Report, new investor lending has risen steadily, fueled by tight rental conditions and renewed confidence following RBA rate cuts.
- Queensland and South Australia recorded a 16% increase in investor loans from 2024 to 2025.
- NSW saw a 12% increase in investor loans.
- Western Australia had a 10% increase, and Victoria recorded a 9% rise over the same period.
Investor activity has reached its highest share of new lending since 2017.
